Lakeside Boulevard South Zoning Initiative

Join us in this community-driven zoning initiative to preserve the character and value of Lakeside's south shore neighborhoods and protect our greatest treasure, Flathead Lake!

Lakeside continues to change and grow. As local residents, we have an opportunity to shape how that growth will occur. The goal of the Lakeside Boulevard South Zoning Initiative is to preserve the residential character of the last un-zoned stretch of waterfront in Lakeside with sewer service.
The demand for condominiums, apartments, and a waterfront hotel grows stronger every year. We believe these projects would be appropriate in downtown Lakeside per the Neighborhood Plan, not on a residential boulevard. Point Caroline, Lakeside Blvd North, Peaceful Bay, and Conrad Point have all adopted similar zoning for the same reasons.
Please join us in this common-sense approach to smart growth and protect Lakeside Boulevard South.

It will promote development at a scale and intensity that is aligned with the Lakeside Neighborhood Plan.

Protects Flathead Lake

Flathead Lake is an important natural and recreational resource to the Lakeside community and northwest Montana. Protecting water quality from increased development intensity and stormwater runoff, as well as preserving the quality of the lakeshore for residents and visitors alike, is yet another benefit of this zoning initiative.

Continuity of Community Character

The proposed zoning initiative will connect the existing Lakeside Zoning District to the north with the established residential (R-2) zoning to the south. This connection ensures continuity in the development pattern along the lakeshore, further reinforcing property values and maintaining the visual aesthetic of the Lakeside community and lakeshore.

Reinforces Private Property Values

Zoning ensures development is compatible with the existing neighborhood, which ultimately protects property values for residents. Zoning can prevent disruptions to a neighborhood's aesthetic and quality of life by limiting development density and permitting uses and activities that align with and reinforce existing character.
